Bridge Financing & Whole Loans

Short- to mid-term senior debt designed to fund acquisitions, refinances, and repositioning strategies. Ideal for assets in transition or lease-up phases.

• Structure: Senior Mortgage or Bridge Loan

• Term: 1–5 years

• Leverage: Up to 65% of property value

• Pricing: One Month SOFR + 3.75% and up

Subordinated Financing

Mezzanine or junior debt solutions that complement senior financing. Structured for experienced operators looking to increase leverage while retaining control.

• Structure: Subordinate Mortgage or Junior Position

• Term: 1–5 years

• Leverage: Up to 75% of property value

• Pricing: One Month SOFR + 7.00% and up

Preferred Equity

Flexible capital solutions for sponsors requiring high leverage without additional debt. Structured with partnership rights, typically aligned with the term of senior financing.

• Structure: Preferred Equity Investment

• Term: Flexible; typically matures alongside senior loan

• Leverage: Up to 90% of property value

• Return Target: 10.00%+
